All too often, we see homeowners investing in ‘quick fixes’ that fail within a few seasons because the underlying physics of moisture and masonry were ignored. Why chimneys fail
In our local climate, your chimney is under constant biological and structural stress. Here is why most chimneys in our area begin to crumble:
• The Freeze-Thaw Cycle: Brick and mortar are porous. When it rains or snow melts, the masonry absorbs moisture. When temperatures drop, that water turns to ice and expands, literally “blasting” the brick faces off (spalling) and cracking the mortar joints from the inside out.
• Cap Failure: Most builders use a standard “mortar wash” or “crown” that is thin and prone to cracking. Once the cap fails, water pours directly into the core of the chimney structure.
• Poor Craftsmanship: Without proper overhangs or moisture barriers, water is allowed to run down the face of the brick rather than being shed away, accelerating decay.

We don’t just patch chimneys; we re-engineer them to survive our climate. Here is our detailed process for a lasting restoration:
1. Structural Tear-Down
We remove compromised masonry down to a solid, structural starting point. This ensures we aren’t building a new chimney on a failing foundation.
2. Premium Material Selection
We use high-density, low-absorption bricks and specialized Type N or S mortars designed specifically to handle extreme temperature fluctuations.
3. Reinforced Concrete Caps (The “Drip Edge” Advantage)
The cap is your chimney’s first line of defense. Unlike standard mortar caps that crack within a few seasons, we install custom-poured, steel-reinforced cement caps.
• The Overhang: Our caps extend past the brickwork by roughly 1.5 to 2 inches.
• The Drip Edge: We incorporate a “drip edge” groove on the underside of the overhang. This breaks the surface tension of rainwater, forcing it to fall straight to the roof rather than running down—and soaking—your new masonry.
4. Flashing & Waterproofing
We finish every build with professional-grade lead or copper flashing and apply a vapor-permeable water repellent. This allows the chimney to “breathe” out internal moisture while blocking external rain from entering.
